Specialist BMS delivery for the refurbishment of a landmark 1920s art deco building, targeting BREEAM Excellent and WELL Platinum.
THE BRIEF
Film House is a landmark 1920s art deco building on Wardour Street, Soho, formerly home to Associated British Pathé and Universal Pictures, at one time housing five private cinemas. Knight Harwood's comprehensive refurbishment transformed it into high-quality commercial workspace, adding a double-height reception, rooftop Club Lounge and Bar, gym, and new retail frontages across Wardour Street, Sheraton Street and St Anne's Court. The building targets BREEAM Excellent, WELL Platinum and full SMART building provision.
WHAT WE DELIVERED
Imperium were appointed as specialist BMS contractor to Knight Harwood, delivering a fully commissioned Building Management System for the entire building. We inherited two existing panels and expanded the system to serve the revised plant, including a new IP66-rated rooftop enclosure. The BMS controls six air handling units, fan coil units across six floors, CO₂ monitoring integrated with AHU dampers, boilers, pumps, ventilation fans, dedicated MVHR for the Green Room, and monitoring of the sprinkler and cold water systems. A full graphical BMS supervisor provides central control, alarm management and override capability across every connected system.
THE RESULT
A BREEAM Excellent, WELL Platinum building with a BMS that gives complete visibility and control from basement plant to rooftop bar, invisible in operation and indispensable in performance.
